Ad Valorem proposes the St Germain Nautica and Plantation 38

Three products are actually for sale by the Ad Valorem Properties agency, which main office is found at the Ruisseau Créole at Rivière Noire.
Ad Valorem Properties, which director is M. Eric Maingard and the commercial, Mr Jean Philippe Lagesse, is specialised in the country’s western region.

The Saint Germain at Tamarin is one of the 3 projects. It includes a building which comprises of upfloor residences and shops on the ground floor.

The project comprises 12 apartments and 3 penthouses. Each apartment has 3 bedrooms, 2 bathrooms, an American kitchen and a balcony. The complex is endowed with an underground parking for the residents. As for the three penthouses, their balcony opens on the lagoon. This project is put on sale as from Rs 1,4 million for the shops and as from 5,7 million for the apartments.

The shops are located on the ground floor with a parking space on the same level.
The other project commercialised by Ad Valorem Properties is the Nautica shopping centre which is introduced as a new concept proposed for offices and businesses. Nautica has been created with the philosophy of live and work which is very important.
In its conception, Nautica has been thought as a green commercial building which will take into account technologies working with the natural environment, either air, water or light to save energy or general fees.
Nautica is located at Rivière Noire, in the business locality. This commercial building also planned parkings with direct access to shops and offices. High class facilities such as optical networks, security and a combination of business-mix are proposed.
To be noted that the shops’ surfaces will go from 56 to 185 meter square and that 75 covered parking are planned and 14 as in open spaces. The building is air conditioned with a generator, garden, etc.
The commercial area is on the ground floor and the offices are on the first and second floor. The office spaces are of surface areas going from 60 to 381 meter square. As for the third project, we had the opportunity to talk about them previously. It was the Plantation 38 in the Marguery Plantation, a popular residence among real estate promoters. This residence has its own requirements specifications which are closely followed by the syndic to better manage the installations and the infrastructures. Plantation 38 consists of the construction of six villas on a surface area of 2540 M2 in the middle of luxurious vegetation and in a secured setting.
Three ‘type A’ villas will be of 172 m2 each. They will comprise of a ground floor of 107 m2 and a floor of 65m2. The 3 other ‘type B’ villas will be of 200 m2 each with a ground floor of 200 m2 and an upper floor of 65 m2 and a basement of 28 m2.
A tropical garden and a private pool are planned as well as a private parking and a pergola for 2 cars for each villa.
The common parts will be of 780 m2, including an access to green spaces. The residence borders a virgin ground of 400 m2 on the allotment’s side. This green space supplement gives to the Plantation 38 a common space of approximately 1180 m2.
