Anahita’s success story

Over the past 15 years, Alteo’s prestigious IRS, Anahita, has gained a prominent place in the high-end real estate market in Mauritius... As the latest Anahita development nears completion, the CEO of the group’s real estate division, Patrice Legris, along with his deputy, David Martial, reviews the progress of this successful project.

What is your assessment of Anahita after 15 years of existence?

Patrice Legris: Over the course of the last 15 years, Anahita has successfully positioned itself as the premium real estate market leader in Mauritius.

Indeed, we have made the happiness of more than 250 families who have invested in our estate. We have established a unique place with two five-star hotels, Four Seasons and Anahita Golf & Spa Resort and an internationally renowned golf course, Anahita Golf Club.

We are proud to have created more than 1,000 direct and indirect jobs through the external service providers who work with Anahita.

Why is Anahita a very attractive investment destination?

David Martial: Besides the reputation of Alteo Group, whose main shareholders are IBL and CIEL, our geographical location is one of our greatest strengths. We are one of the island’s few estates to offer private plots or villas with direct access to the lagoon.
With a building density of only 13% on the entire estate and the group’s vision of a controlled and sustainable development, our positioning reassures investors.

The last IRS development will soon be launched. Tell us more about it.

Patrice Legris: This is one of the last opportunities to buy a plot of land in the area and to build a villa with your own team or by choosing one of our VEFA concepts. It is also the last chapter of this 15-year project!

What’s next

David Martial: We are now at the final stage of marketing the plots of land in our IRS project. We have 12 plots left to sell, to which we will add the last 12 plots in the last neighbourhood of Anahita.

With many more residents, now that most of the existing inventory has been sold, Anahita is set to transform the area with its new project in terms of quality of life, lifestyle, and environmental and economic contribution.

How will the Anahita destination be evolving?

David Martial: It will undoubtedly be a favourable location for a flourishing family life. We will soon launch a new project. Designed to perfectly integrate with the existing estate, it will be inspired by a philosophy of authentic living, based on nature and the historic buildings we own.

In addition, we will have accessible gardens, shops and services to ensure a vibrant daily life in the area.

With the upcoming road developments foreseen by the authorities, we are confident that the area will become an ideal place to build your primary residence.

Patrice, you are due to leave Alteo at the end of the year. What does this project symbolise for you?

Patrice Legris: My retirement almost ties in with the end of Anahita and I experience these last months with great emotion.

It takes a lot of passion and self-sacrifice to lead such a project to its fruition and I humbly hope that I have helped to pass on this passion to my colleagues who, I have no doubt, will take up this new challenge with success. I will follow the progress of the project with interest.
