Stretching from the mountains all the way to the turquoise blue lagoon, Heritage Bel Ombre is located in the south-western region of Mauritius, in the heart of one of the most preserved areas of the island. Emblematic of a wild and preserved Mauritius, this former sugar estate provides a wealth of experience in perfect symbiosis with a natural environment that is itself steeped in Mauritian history. Nestled within this timeless scenery stand the Heritage Villas Valriche residences. From the terraces of the villas, one can relish the magnificent surroundings, often encompassing breathtaking panoramic sea, mountain, and golf course views.

Upon completion the development will consist of 288 villas, as at today 166 villas have been built and delivered to their owners. With their elegant colonial design, the villas offer spectacular views of the sea or of the estate’s golf course. With every new day comes the promise of new experiences; unique and vibrant, down to the smallest detail.

The villas are available in a wide range of possible configurations: Vie, Village, Terrace, Veranda or Courtyard. With a surface area of 150 to 500 m2, the standard residences of 2 to 4 rooms have their own private garden of 595 m2 to 2136 m2.

Over and above their magnificent and natural setting, Heritage Villas Valriche capitalises on large volumes opening up to the outside, spacious verandas and even infinity pools.

In addition, the owners benefit from a priviledge access to the estate and all its facilities including: membership to the Heritage Golf Club and C Beach Cluc, privileged acces to the 5* partners hotel, the Heritage Le Telfair and Heritage Awali including 12 restaurants and bars, luxury spa, kids clubs, privilege access to the Heritage Nature Reserve and a resident card entitling owners to discounts of up to 30%.

The Mauritian Government has adopted a legal framework for the acquisition of Integrated Resort Schemes (IRS) in 2002. Such an integrated development scheme allows foreign nationals to buy a residence in full ownership and the foreign buyers, their spouse and dependent children, are eligible for the permanent residence permit. The residence permit indeed entitles the property owner to be tax domiciled in Mauritius, provided that the duration of stay on the Mauritian territory exceeds 183 days per year. The ‘Mauritian tax resident’ status entails a number of benefits, such as the purchase price value of the item is deducted from the Solidarity Tax on Wealth (ISF), the non-imposition of inheritance and capital gains taxes, dividends and other income derived from capital gains are exempt of taxes and à 15 % income tax threshold is applied for both individuals and companies. And finally, the island became a (zero-rated) completely free zone in 2010.
