The Evaco Group launches a 90 apartments RES

The last Evaco group’s project, property promoter since many years, is the Domaine des Alizées Club and Spa. A project presentation took place and was held by Mr Arnaud Mayer, Managing Director of the Evaco group, for about ten property agencies in charge of the project’s commercialisation. Besides, M. Mayer recently participated to a huge MIPIM meeting which was held in Hong Kong to sell this project.
The Domaine des Alizées Club and Spa is considered as the most prestigious real-estate program launched by the Evaco group till today. This hotel-style residence offers for sale a total of 90 high-standing apartments, among which 72 with two-bedrooms and 18 with three bedrooms in Grand-Baie. A set of services are proposed, from the lounge to the tropical spa by going through a restaurant.

Everything has been designed to invite the guests and the residents to spend agreeable moments, allowing them to relax within well conceived apartments as well as in the coconut trees’ shades near one of the several water points placed in the garden according to Arnaud Mayer.

He stated that the residence will be managed as a prestigious hotel, offering outstanding services which will benefit to the permanent residents as well as to the visitors renting apartments. In fact, Evaco Holiday Resorts, a subsidiary of the Evaco group, already managing villas and residences, will be given the rental management of a number of apartments, ensuring the owners substantial rental revenues at times during which the residences will not be occupied.

At the Domaine des Alizées Club & Spa, 118 parking spaces have been planned, 6 lifts, a reception, a restaurant offering French, Italian, Japanese and Indian specialties. The Spa will propose a plethora of massages and other relaxation cares. A lounge and gym are also part of the project. Many water points and swimming pools have been planned. The kitchen will be fully equipped including electric appliances with a dining room disposing of table suitable for six persons.

The furnished living room comprises of a sofa, a coffee table, a TV cabinet and a television. The terrace is composed of a set of garden furniture with a barbecue corner. The bedrooms and the bathrooms etc are fully equipped and, in addition of the free services, comprising of a lounge club, the gym, parking spaces, the services…

Evaco estimates that its project will offer a net rental return of 6% (in Euros) per year (taxable at 15%) while the Evaco Holiday Resorts may propose to owners to manage the location and the maintenance of their villas. The commercialization fees are of 15% of the rental returns.

Otherwise, Evaco Holiday Resorts already ensure the rental pool at Grand Bay of past villas, including the Oasis Villas 1 and 2.

The 90 apartments of the Domaine des Alizées Club and Spa are developed under the RES regime. To be noted that, still in Grand-Bay, the project Athena, which comprises of 37 villas, is already in the construction phase. Furthermore, the Grand Bay Business Park phase 2, which is an Evaco group project, is operational since some time with 70% of occupied offices.
