As the development of Telfair – Moka’s upcoming city centre – proceeds apace, Oficea is stepping up to provide its contribution with a project for four office buildings and retail space along La Promenade!

While Telfair promises to be a catalyst for the Smart City, this large-scale project will undoubtedly be its driving force. Dominic Dupont, Executive Director - Property Development at ENL Property, underlines:

"We have partnered with the best players in the market to make this city centre a success. Oficea had the opportunity to create four buildings along La Promenade, between the Amphitheatre and Telfair Square to contribute to this!"

These four buildings will feature 17,000 m2 of modular office space, as well as 3,000 m2 of retail space on the ground floor. Cafés, bars, pubs and even food trucks will be found there!

7 good reasons for investing

This multi-faceted address is a unique investment opportunity with a promising return! Here are seven good reasons to invest in Telfair with Oficea.

A strategic location

Located just a few steps from the St-Pierre bypass, adjacent to the M3 and M1 motorways, and within easy reach of the A7, this development is in a prime location. The project benefits from a central location with excellent transport facilities and shuttle buses, and ENL Property is currently in close discussions with Métro Express to locate a station here.

A well thought-out and well-designed environment

Offering a modern urban design with a dynamic lifestyle, the project focuses on soft mobility with bicycle and pedestrian paths that will connect all the key points. The city centre will also host numerous events and activations, including in the amphitheatre.

The perfect blend

Telfair is designed to be the vibrant heart of Moka. In addition to its green spaces and free daily activities, the city centre will include many restaurants, shops, boutiques, cafes, bars, offices and food outlets—the perfect cocktail to sip on the pleasures of this new way of life. The whole thing will be enlivened by a programme of cultural and artistic events.

LEED Certification

Set in the heart of a sustainable neighbourhood and with the ambition of being LEED-certified, Oficea’s buildings in Telfair tick all the boxes of respectful development: material recycling during its construction; improved energy efficiency; reduced CO2 emissions (-34%); and lower water use (-11%). It also boasts health-conscious areas with healthier spaces and cleaner air, valuing access to natural light and the absence of harmful chemicals in paints and finishes.

A dynamic hub

Strategically located between Bagatelle and Ebene, as well as several residential areas - and with easy access to public transport - Telfair will serve as the dynamic hub of the Smart City, attracting many employees and visitors. Once these buildings are completed, Oficea expects to recruit over 2,000 employees. This is in addition to the 7,500 employees who are likely to occupy the area as a result of the plots of land that will be sold in the vicinity by 2024, plus the 26,000 existing residents of Moka.

A headquarter for networking

Whilst retailers will have the opportunity to participate in a fundraising programme to promote their business, offices will have networking opportunities to build strong relationships between companies.

Oficea, a trusted specialist

Oficea’s team is specialised in the development of high-end office projects and the management of existing offices. Their approach is one of sustainability, which they envision for future tenants, investors and partners.
