This ambitious urban development project is set to transform the centre of the island. Located between the M1 motorway and the Grande Rivière Nord Ouest, Montebello Smart City, envisioned by MaxCity, is an authentic place that combines urban lifestyle and nature connection. Mary Jane Lai, Team Leader - Business Development at MaxCity shares her insights with us.
What is MaxCity’s vision for the development of the Montebello Smart City?
MaxCity has acquired expertise over the years and wishes to create a unique living environment in Montebello, in an almost secret green setting that exudes freshness!
Running right through the property, St Louis stream is home to exceptional flora with century-old trees on its banks. We have carefully preserved this environment. The riverbanks will also be developed to accommodate a Nature Walk which encourages promenades and interaction among residents.
Any innovative concepts?
Certainly. With nature as the main focus!
First and foremost, there is the residential project - Les Rives de Saint Louis - with which we are introducing a whole new lifestyle in Mauritius: boundaryless living.
This approach, which is a first for this region of the island, will highlight the elegance of the premises with particular attention paid to the layout of the 37 lots available for sale. They include :
A unified landscaping, where each tree and shrub has been designed for a harmonious and fresh landscape. All this with a 6-metre flowerbed in front of your house to create more natural scenery;
Open front yards, providing opportunities to connect with neighbours by offering a 180-degree perspective of the neighbourhood from your front door, while preserving your privacy.
Finally, the business part. Mixed-use buildings will animate the daily life of the smart city with offices and shops. To achieve this, we are relying on the expertise we have acquired over the years through our various projects such as Grand Baie La Croisette, the first mixed-use property on the island, and 1CyberCity - an iconic building in Ebène.
The emphasis will be on soft mobility and several pedestrian zones will be created for better access to the various spaces. Our goal? To make all areas of the smart city fully pedestrian-friendly.
Which of the project’s key assets do you consider to be the most important?
The outstanding geographical location of the site, as well as the excellent connectivity it has to offer! This is possible thanks to the main roads that allow for quick access to Port Louis, Ebene and soon the West via the A1-M1 motorway. The Smart City will also include direct access from the M1 motorway via a slip road to alleviate traffic around it.
Bus stops will also be provided at various points along the Grand Boulevard to facilitate the entry and exit of public transport within the smart city.

Montebello Smart City is a city inspired by nature and designed to the last detail. The mixed-use, development and enhancement of spaces; the preservation and embellishment of the natural heritage; and the achievement of an international standard. This is reflected in the upcoming involvement of brands such as Mitsubishi, Renault, Intermart, Kohler, Powersure, Schmidt, Cuisinella, Siematic and Atlas Concorde, among others.
