1. Tell us about Lavastone Properties’ areas of activity.

The main activity of Lavastone Properties is to acquire, rent and manage commercial buildings. Lavastone Properties owns 19 sites representing more than 40,000m2, with approximately 30,000m2 of development currently in progress. Present in Mauritius and Rodrigues, Lavastone Properties has a diversified portfolio of properties with mainly offices, light manufacturing, retail and more recently, hotels. Our buildings are all, except for one, fully occupied with long-standing tenants operating solid businesses. At Lavastone Properties, we have a corporate culture focused on tenant relationship. We assist our tenants in their growth by providing real estate solutions which are aligned with their strategies. Our aim is to add value to the business of our tenants and in so doing, create positive human experiences within our buildings.

2. Another project is the Edith Cavell Court...

246 Edith Cavell Court is 6475m2 of office, retail, wellness and event space located in the heart of the business centre of Port Louis. The architecture of 246 Edith Cavell Court was largely inspired by its heritage, i.e. existing buildings dating back to the 19th century. The name takes its inspiration from the physical address of the buildings being no. 2, no.4 and no.6 of Edith Cavell street: a street of great renown in Port Louis.
246 Edith Cavell Court is the next generation of workplace in the capital city. It is a commercial building, offering office space, a diversified restaurant offering, retail outlets and meeting rooms. It is located near Victoria Station, the new light rail station and less than 5 minutes’ walk from the new Supreme Court. We have already signed lease agreements with several well-known brands of restaurants and stores. For our office tenants, we propose assistance with their space planning; the goal is to help them visualise how they will fit in the proposed space but more importantly, share our experience of creating engaging office spaces to help them optimise the space and cost per m2. We do more than rent an office space, we want to add value to our clients’ businesses, and by doing so, create a positive and unique experience for the users/occupants. With the purchase of La Chaussée building (for example, Happy World), we saw an opportunity for additional retail to complement the redevelopment of our existing Edith Cavell property. We have reconditioned the interior of La Chaussée, restored the historic stones, included an elevator and ’re-designed’ the stairs leading to the first and second floors. This was done with the aim of improving the retail experience. The purchase has also allowed us to offer a solution to our anchor tenant, Galaxy, so that they could carry on trading during the renovation/redevelopment of 246 Edith Cavell Court. Galaxy will be relocating to 246 Edith Cavell Court in early December. The demand for this building is strong as it is ideally located at the corner of Edith Cavell Street and La Chaussée, giving it significant visibility for any occupant. We believe that this visible corner of Port Louis which bears high foot traffic is key to retail and office usage.

3. Port Louis Development Initiative (PLDI) is working on the transformation of Port Louis. How do you participate in this project?

Lavastone Properties is a member of the PLDI. We work closely with other members on the regeneration of the capital, together with the authorities. To date, Port Louis is the city with the largest flow of investments in various projects by different developers and promoters. Most people do not realise it yet, but Port Louis is undergoing a transformation. Road access has seen great improvements with 3 lanes entering Port Louis and the Descaen overpass improving fluidity, this accessibility will be further improved with the bridge which connects Coromandel to Montebello. The light rail and the modernisation of the two bus terminals (Victoria and Immigration Square) will also be a game-changer for the capital. For improved leisure and lifestyle, the capital now has the Caudan Arts Centre and the recently renovated Theatre, the new food court at the Port Louis Waterfront, and also the upcoming projects such as the aquarium. The new shopping areas at 246 Edith Cavell Court, Victoria Urban Terminal and Immigration Square Terminal will add to Port Louis’ vibrancy. And that is just the beginning…
