Unfortunately Mauritius lacks of a common terminology for buyers and sellers to a speak a custom language when it comes to the process of counting the room of a property.   • It is better to mention rooms with en-suite bathrooms. An example: house for rent with 3 bedrooms, including one en-suite.
  • It’s more judicious to count the double living room (dining room and living room) as two separate rooms since they have their respective functions. Often the living room serves as a TV Room. Also, a conventional kitchen is a separate room, while the surface of an American kitchen is to be added to the surface of the living room to which it is attached.

    How rooms counting takes places in France?

The counting of rooms in a house in France is regulated. According to Article R * 111-1-1 of the “Code de la construction et de l’habitation », “A house or a residential unit comprises, on one hand, main rooms intended for stay or sleep, eventually remote rooms and, on the other hand, the utility rooms, such as kitchens, washrooms, lavatories, laundry rooms, storerooms, dryers, as well as, where appropriate, clearances and outbuildings”. According to the law, a room is considered habitable when it is more than 9 m² and 20 m2. A room of more than 30m ² will count for 2 rooms. For large living areas, more than 80 m², you can count 3 rooms.

Main rooms, like the bedrooms and the living room, are taken into consideration for the counting of real estate profession. No need to count utility rooms such as kitchen, hallway, corridors, landings, washrooms, walk-in wardrobes, cellars and undeveloped basements, etc.

A five-room accommodation is one with an independent entrance, a kitchen, a living room, four rooms and a big corridor.

Top tips from French real estate agencies

  • It is recommended to mention a room of 9 m² as an additional space that could serve as office or dressing when writing a real estate ad. When visiting your home, this room could trigger a bonus for potential buyers!
  • A room with no opening onto the outside could be included in the number of main rooms. However, it is necessary to specify the absence of opening in order not to disappoint the future visitors.
  • A mezzanine can be part of the main rooms, provided that it offers ceiling space greater than 1,80 m.
