In April 2017, The Mauritius Commercial Bank teamed up with DCDM Research to conduct an in-depth about the local housing market. What follows is an overview of the outcomes of this study: the profiles of Mauritian borrowers, homeowners and home renters.

The outcomes

Home ownership is very important to Mauritians and figures from Statistics Mauritius prove it: in 2011, 89% of Mauritians owned their own residence compared to a world average of 74.1%.

Housing loans remain the main source of financing property acquisition: 50% of buyers took a housing loan in this respect. Contrary to general perceptions, the profiles of borrowers varies a lot. For instance, 61% of borrowers were aged less than 40 years old in 2017, and had a monthly household income of Rs 50,000.

For 70% of the respondents, it was far easier to obtain a housing loan from MCB than they thought.

MCB also took into account the socio-professional background of its clients. Three types of profession emerged from the study:

• Service and manual workers
• Clerical and technical workers
• Managers and professionals

They respectively represent 40%, 20% and 27% of the borrowers’ cohort, with a variable borrowed amount and reimbursement terms in line with their income. Ultimately, each category gets its share among the options proposed by MCB.
