The role of the Notary in Mauritius

If you intend to buy a property in Mauritius, the notary is there to advise you, to verify or cancel your project. Real-estate negotiation is one of the traditional activities of the notary; it is he who prepares the Original Sale Contracts for his customers, ensuring the security of the negotiations.

  • Certificate of sewerage system (Waste Water Authority)
  • Situation Plan + Site plan or Location plan
  • Title Deed and regulations of co-ownership
  • Syndic Letter (clearance)
  • A letter of dispensation for ‘floating charges’

Costs
As a buyer of property in Mauritius you will face the following legal costs:
Notary fees are calculated as follows:

  • 2% on the first Rs 250 000.
  • 1.5% on the next Rs 500 000.
  • 1% on the next Rs 1 000 000.
  • 0.5 % on the remaining sum

In addition, there is the VAT which is 15%, as well as different expenses which vary from one notary to another.
