If you intend to buy a property in Mauritius, the notary is there to advise you, to verify or cancl your project. Real-estate negotiation is one of the traditional activities of the notary; it is he who prepares the Original Sale Contracts for his customers, ensuring the security of the negotiations.

Having a very comprehensive real-estate data base, he benefits from a good knowledge of the market and the going rates. He can then determine a fair price of your property and finalise the sale in a reasonable time.

The notary also has expertise,a knowledge of property law, the tax system and the private asset management.

He will go through the best way of buying with you, taking into consideration your domestic, marital and professional circumstances.

Present from the beginning to the end of the negotiations, you can entrust your notary with your entire real-estate project: from the signature of the preliminary contract to the final sale document, the administrative formalities, as well as the calculation of the various taxes and their declaration.

A letter of dispensation for «floating charges»

 

Costs

As a buyer of property in Mauritius you will face the following legal costs: 

Notary fees are calculated as follows: 

2 % on the first Mur 250 000.
1.5 % on the following Mur 500 000.
1 % on the following Mur 1 000 000.
0.5 % on the remaining sum      

In addition, there is VAT which is 15 %,as well as different expenses which vary from one notary to another.
