Administrative expenses to incur when buying or selling a plot of land in Mauritius

 

 

  • A registration duty of 5% on the amount mentioned on the sale agreement. Do not undervalue the plot,as after each sale, a government valuation officer will come and value the plot.If the amount mentioned on the contract has been undervalued, you will be fined 10% on the difference between the amount in the contract and the price estimated by the valuation officer.
  • The Land Transfer Tax (which applies to the seller only) is to be settled as below:

                             5% of the land value for land held more than 5 years.
                           10% of the land value for land held up to 5 years.

 

  • Solicitor’s fees are worked out as follows:

o   2% on the first RS 250 000 of the selling price

o   1.5% on the next RS 500 000.

o   1% on the next million ( RS 1 000 000)

o   0.5% on the balance.

 

On top of these expenses, there is VAT and other charges.

 

The solicitor will charge you RS 2500 for  admin fees and about RS 1200 as stamp duty.

 

If ever you use a real estate agency , you will pay a 2% commission + VAT on the value of the property.
